Most people decide based on numbers of residents, then set the number of rooms. However, some clients are confused by the variety of property types and ask, "How do I choose?"
Here are some tips to help you make the right choice for each property type!
Property Type 1: Studio, One-Bedroom, and Loft
Size: 6 to 15 ping
Age: Most lofts built between 2000 and 2015
Common Areas: More in Xinyi, Daan, and Zhongshan; fewer in Shilin and Beitou
Ceiling Height: 3.6m, 4.2m, 4.5m
Kitchen: Usually an open kitchenette with a small electric stove; gas stoves are rare; some have no kitchen at all.
Management: Usually present
Trash Collection: Usually provided
Bathroom: 1
Balcony: Rarely has a small balcony; washing machines often placed next to the kitchen.
Studios are popular among singles and couples, with some buildings in Taipei designed entirely as studios. Many lack balconies and rely on windows for ventilation, using electric water heaters instead of gas for safety.
Loft-style studios have also become trendy, featuring heights of 3.6m, 4.2m, or 4.5m. Taller residents may find the 3.6m units tricky to navigate, while the 4.5m lofts offer more space and can be divided into two bedrooms.
The one-bedroom studio is the most common, boasting an open layout that combines the living area, kitchen, bedroom, and bathroom, with few partitioned rooms.

Floors: Typically 3 to 5 floors
Size: 15 to 50 ping
Bedrooms: 2 to 4
Age: Mostly over 20 years

Finding properties with maid’s rooms or five-plus bedrooms is quite rare.

Bedrooms: 3 to 5 or more, often with a maid’s room

就算是租屋,挑選房屋時也不宜馬虎或湊合,在設定好地點、坪數大小後,接下來的重要步驟就挑選房型和房間數。大多數人會以家庭中常住人口數量而定,決定房型後,再設定房間數。但還是有客戶很苦惱地問上品房屋:「房型種類這麼多,到底該怎麼選呢?」
以下,上品小編不藏私的公開選房訣竅,幫助你掌握每種房型做出適當選擇!
房型1:套房、一房及夾層
坪數:從6坪到15坪
屋齡:夾層屋多起造於2000年到2015年間較多。
分布區域:士林、北投區較少,信義、大安、中山區較多。
天花板高度:3.6米、4.2米、4.5米
廚房:多數具備開放式小廚房,附設一個小電爐,瓦斯爐較少;但也有少部分房子未設廚房。
管理員:多數都有
垃圾收取:多數都有
浴廁:1間
陽台:很少數會有一小陽台,但沒有前陽台,因此這樣的房型洗衣機多放置於廚房旁。
從房型來看,一開門就看見小沙發、床、廚房以及衛浴設備的「套房」,屬於一小房形式,是不少單身上班族或夫婦及情侶的首選,目前因應居住需求,台北市甚至於有些大樓整棟都設計為套房。但由於有不少套房未設置陽台,以客廳的窗戶作為通風管道,為了安全起見,建商在起造時整棟都沒有申請瓦斯管線,房內不設置瓦斯爐或瓦斯熱水器,而是改採電熱水器;廚房部分,有些房東會以電磁爐、微波爐、電鍋等「不用明火」的加熱方式開伙。
近年來,套房更興起閣樓形式(是指樓中樓或夾層,英文稱為LOFT),空間挑高,未裝修前由樓地板到天花板的高度,大致有3米6、4米2或4米5三種。通常3米6的夾層上層,身高在150公分以上的住戶,都只能由小樓梯爬上閣樓的床墊,沒法站著走到床墊邊再睡下。至於4米2的夾層,身高約180公分的人,還是可以在夾層上走來走去,但切記不能跳躍,否則很容易頭撞到天花板。4米2或3米6的房型,樓上夾層高度有限,不太能加裝牆壁及門,只能做為睡覺用的大開放空間。另一種4米5的夾層,就連身高180公分左右的人,也不至於感受到太重的壓迫感,如果面積夠大,視狀況還可以在夾層處隔出二房,且每房都可有門有牆。
至於房間數「一房」中,studio房型最常見,指得是打開大門,屋內沒有隔間,一眼望盡客廳、廚房、臥室、衛浴、櫃子等等各種設施;至於以一道牆隔出臥室及客廳的房型,在台北市並不常見,有些其實是以二房的隔間改成一大房的。
房型2:無電梯公寓
樓層:總樓層多為3到5樓
坪數:15坪到50坪
房間數:2到4房
屋齡:多數超過20年以上。
分布區域:台北市區各行政區均有。
天花板高度:3.0米到3.1米,大多數沒有夾層
廚房:有,瓦斯爐居多,有天然氣,少數是瓦斯桶。
管理員:多數沒有
垃圾收取:自行外出丟垃圾
浴廁:1~2間
房型3:有電梯公寓
樓層:總樓層多為7到12樓
坪數:20坪到60坪
房間數:2到4房
屋齡:新屋或50年以上均有。
分布區域:市區各行政區均有。
天花板高度:3.0米到3.1米,大多數沒有夾層。
廚房:有,瓦斯爐居多,多有天然氣,瓦斯桶天然氣很少見,廚房多有隔間牆。

分布區域:士林區、北投區及陽明山地區較多,其他區較少。
天花板高度:3.0米到3.1米。
廚房:有,瓦斯爐居多,多數使用桶裝瓦斯,很少有天然氣瓦斯。
管理員:多數沒有,很少數的社區型別墅才會設置管理員。
垃圾收取:多數自行外出丟垃圾,很少數的社區型別墅才提供垃圾清運服務。
