If you’re planning to stay in Taiwan for work, study, or travel, you might wonder whether short-term rentals are allowed — and how short a lease can be. Here’s what you need to know about renting in Taiwan as a foreigner.

Legal Minimum Rental Period in Taiwan:

Under Article 4, Paragraph 4 of the Rental Housing Market Development and Regulation Act,

“Rental housing refers to residential property leased for a period of more than 30 days.”

This means that in Taiwan, a property is legally recognized as “rental housing” only if the lease period is at least 30 daysIf the lease is shorter than 30 days, it’s legally considered a hotel or short-stay accommodation, which must comply with the Development of Tourism Act and other tourism regulations.

1. Regular Residential Lease

-For most private landlords, the minimum rental period is one year.
-Shorter leases are uncommon because landlords prefer stable tenants — finding new renters, cleaning, and contract renewals take time and cost money.
-If you wish to rent for less than one year, some landlords may:

  • Charge higher monthly rent.
  • Require full payment upfront for the agreed rental period.
  • Require Lessee cannot terminate the lease during the term .
     

2. Serviced Apartments and Short-Term Housing

If you’re looking for a short-term rental (1–6 months), serviced apartments are your best option.
-These units are designed for foreigners, business travelers, or people relocating temporarily.
-Rent tends to be higher than in standard apartments, but the flexibility and convenience often make it worthwhile. Serviced apartments usually include:

  • Furniture and appliances
  • Utilities and internet
  • Cleaning and maintenance services

-You can find many serviced apartments in Taipei’s Xinyi, Da’an, and Zhongshan Districts, where expats commonly live.

 

Summary: Short-Term Rentals in Taiwan

  • Renting for less than 30 days is considered hotel-type accommodation and must follow tourism regulations — it is not treated as a standard rental lease.
  • Rentals between 30 days and 1 year are possible but depend entirely on the landlord’s willingness; short-term residential leases exist but are limited.
  • Renting for 1 year or more is the most common option in Taiwan and usually offers the best selection and rental prices.

依據《租賃住宅市場發展及管理條例》第4條第4款規定:
「本條例所稱租賃住宅,指租賃期間在三十日以上之住宅。」

也就是說,在台灣租房若要被視為合法的「租賃住宅」,租期最短必須達 30 天,才會受到該條例的保障。若低於 30 天,則屬於旅館或日租型住宿,需符合《發展觀光條例》等其他法規辦理。

台灣的租屋類型大致可分為以下兩種:

一、一般住宅租屋

-多數房東會設定 最短租期為 1 年
-主要原因是房東在重新出租時,需花時間整理房屋、尋找新房客及重新簽約。
-若租期少於 1 年,房東可能會:

  • 調高租金(因短租風險較高);
  • 或要求一次付清整期租金。
  • 要求不可中途解約
     

二、服務式公寓(Serviced Apartment)

-這類型公寓專為外國人或短期居住者設計,租期較為彈性
-多半提供家具、家電、網路、水電及清潔服務等,租金通常比一般住宅略高。
-常見地點包括 台北市信義區、大安區、中山區 等外國人較多的區域。

  • 若租期 少於 30 天 → 不屬於「租賃住宅」,需依觀光相關法規辦理。
